The calculation of outstanding mortgage has been corrected in the Mortgage Payment tab.

The addition of new commercial functionalities required the separation of information related to residential and commercial units.

The new Commercial tab includes the Taxable box, details on sizes, some specific features related to this type of unit and the possibility to link documents to the rental unit, such as a room plan or a leasing agreement.

Under the Residential tab, we also have added a box enabling you to specify the number of allotted parking, and from now on, you cannot specify the projected rent for the next lease manually.

Save time by accessing the tenant's record of a reserved unit directly from the Rental unit window by clicking on the magnifying glass.

From the Rental unit window, you can directly link the furniture for furnished and semi-furnished options.

If the unit is entered as a commercial lease, Real Estate Manager software will display a window Lease specific for this type of unit. Listed below are the main differences for this window compared to the one of the residential lease:

• Alphanumeric contract number
• Direct link towards the digitized contract if linked to the unit record
• No mention Common Letter for all tenants
• Addition of information related to the period of grace and applicable interests
• Addition of information related to the security deposit
• Addition of a section distinguishing the leasable, usable, used, occupied and common areas
• Addition of a section to detail a rent per area and size according to various rates

In order to facilitate the long-term lease management, Real Estate Manager henceforth makes it possible to create a lease and its terms, which are identified like such in the history. The duration and the cost of each term can be modified while being always linked to the contract of the lease.

During the attribution of accounts for the application of personalized reductions, it is now the managed company's accounts that are saved rather than those of the management company.

A new category of contacts has been created in your management software allowing the information management concerning your employees: contact information, employment date, SIN, job title, employee number, permanent status date, salary and terms and conditions of employment, etc.

Comments related to the collection of prepaid rents are now posted in the Comment section of the History tab.

No error message is displayed when expenditure is allocated to a building with a specified commercial share.

IMPORTANT: Real Estate Manager does not calculate payroll deductions. However, it enables you to index the employees’ hours per period of pay, to calculate holidays, to associate hours to one or more units, buildings or companies and to keep a history of it. Real Estate Manager then generates a payroll file to be forwarded to the payroll supplier who will calculate the payroll deductions.

If you choose this company as your payroll supplier, you will benefit from a discount granted only to Real Estate Manager’s customers and Ceridian will provide you with the files that will allow you to import automatically the pay entries in your software.
